eQ-3 started rolling out version 3.9.13 of the free Homematic IP app on 27 October 2026. The update makes the system react to where people are, puts the app on car screens and adds a second way to regain admin access after a phone is lost. The iOS release is going to plan. eQ-3 says the Android release through Google Play is delayed and will be rolled out gradually once it is available.
Geofencing with a setup assistant
Geofencing lets the system trigger actions based on the location of one or more paired smartphones. eQ-3's example is the classic one: when the last person leaves, the heating turns down and the front door locks.
A new Homematic IP Assistant walks through the setup. It offers two ready-made actions, one for heating and one for access control. Geofencing can also act as a trigger in custom automations, so it is not limited to those two presets.
Control from the car
With Apple CarPlay and Android Auto, the app appears on the car's screen with three tabs, each holding three actions. eQ-3 mentions opening and closing the garage door and checking the alarm status as typical uses. Burglary and danger alerts can also show up on the car display.
Getting admin rights back
For users whose phone is lost or broken, the recovery key was the way to regain administrator access. Version 3.9.13 adds a second route: the rights of an existing administrator can be transferred. To prevent misuse, the transfer needs the administrator PIN, and the existing administrator can refuse it.
Cameras and the hub
The Homematic IP security cameras get individual alarm zones and a way to unlock doors straight from the live view. eQ-3 keeps a public roadmap for further camera features.
Alongside the app, the Home Control Unit hub receives version 1.8.10. This is the release with the Modbus and MQTT plugins announced earlier for 27 October, and it also adds the option to install partner plugins on the hub. eQ-3 presents this as opening Homematic IP to integrations from other companies.
What to expect
The rollout is staged, as usual for Homematic IP, and eQ-3 says it should be complete within a few days. For Android it gives no new date. Households with Android phones that want "last person leaves" rules will have to wait until those phones get the update.
